Housing market data has shown a broad rise in the house price/rent ratio over some years. This trend would point to relative affordability shifting in favour of the rental option over buying. However, there is far more to consider in the “rent vs buy” debate. We recently saw the release of StatsSA’s House Price Indices for December 2025. This release completed the house price performance picture for last year.

Airbnb is dominating the property conversation right now. Record tourism numbers, mounting pressure on housing supply in cities such as the City of Cape Town (COCT), and fresh regulatory movement from the city have pushed short-term letting beyond a side hustle. It is now serious business. However, alongside the opportunity, a growing and increasingly litigious tension is emerging in sectional title schemes.

For the better part of a decade, the property conversation in South Africa has followed a predictable pattern. The Western Cape leads. The Cape Town market outperforms. Semigrants head south. Foreign buyers favour the Atlantic Seaboard. Meanwhile, everyone else watches from the sidelines. However, that narrative is shifting.

South Africans are redefining their idea of what a “home” is. It is no longer just four walls and a garden. Instead, buyers now prioritise spaces that feel safe, convenient, close to nature and socially connected. For many, these qualities exist within lifestyle-focused estates. As a result, lifestyle-focused communities continue to shape a new vision of modern living.

Over the years, many South Africans have gravitated towards large cities. They often move in search of career opportunities, entertainment and easier access to amenities. Recently, however, signs of a gradual shift have emerged. Many consumers now reconsider long-term decisions about family life, careers and retirement. As a result, interest in smaller communities continues to grow.
